Cleaning Oil-Stained Concrete at Your Fresno
Gas Station

A busy Fresno gas station takes a beating. Oil and fuel work into the forecourt, and heavy dust and agricultural airborne soil blow through the hot, dry summers. At Curb Appeal Exterior Cleaning, we clean each zone, the concrete forecourt, canopy, building, and windows. We can also come at night when the station is closed. Call us at (559) 907-0272 and we'll lift the oil and clear the glass.
What Sets Our Gas Station
Cleaning Apart
Plenty of crews will aim a pressure washer at a slab and call it done. Here is what sets our gas station work apart for an owner who has to keep the pumps running.
Night and After-Hours Cleaning When You're Closed
We can clean at night or after hours, with the pumps quiet and the doors locked. Nothing blocks your customers and no sales are lost during the wash. If daytime suits you better, we schedule that too and work around your busiest hours at the pumps.
Soft Wash on the Canopy and Building, Pressure Only on the Concrete
Overhead, the canopy and the building take a soft wash, the no-pressure approach we also use for commercial building washing. Specialty tips move the water and the chemistry does the work, so no pressure ever lands on the surface. The concrete forecourt is the one zone run with a surface cleaner, and your signage, paint, and fixtures never catch that spray.
Our Own Degreaser Blend for Pump-Area Grease
Grease and oil build up fast around the pumps. For that, we use our own proprietary blend. It is a degreaser mixed to work down into the pores of the concrete, not just sit on the surface. That pulls more of the buildup out.
Exposed Electrical and Outlets Protected Before the Water Goes On
Before any water goes on, we wrap the exposed electrical, outlets, and fixtures, and soak the landscaping so the sodium hypochlorite (SH) never touches your plants. We also photograph existing damage before we start, so you have a record of the station's condition going in.
Doors, Fixtures, and Signage Hand-Detailed, Not Blasted
Entry doors, light fixtures, cameras, and signage get hand-wiped instead of sprayed. It takes a little longer, and it is how the lettering and finishes stay sharp instead of getting worn down by a careless rinse.

How Our Gas Station
Cleaning Works
The On-Site Walkthrough and Estimate
Reach out by call, text, or online request, and we respond in person. We come out and walk the station with you, forecourt to glass, take measurements, and give you a price on site, often on the spot. A certificate of insurance comes up front, with a W-9 on request.
Scheduling, Reminders, and the Day-or-Night Choice
Once you approve the estimate, we set a date that fits your traffic, daytime or after hours while the store is dark. We check in a week before and again two days before, and we arrange access with your facility manager.
Setup and Property Protection
On the day of the job, we wrap the exposed electrical and outlets and wet down the landscaping before any SH goes on. We also take pre-inspection photos of any existing damage before the first drop of water, so the record is clear from the start.
The Concrete Forecourt and Pump Area
We pre-wet the concrete, lay down SH, and let it dwell five to ten minutes, then run the slab with a surface cleaner and pressure washer. That slab work is no different from how we tackle any concrete cleaning around a property. At the pumps, grease and oil get our own proprietary blend, a degreaser and lye mix that works into the concrete. We post-treat anything that still needs it.
The Canopy and Building
The canopy and building get a soft wash, with no pressure on the surface. We run an X-Jet with specialty high-flow tips and let the SH do the work. Doors, fixtures, cameras, and signage are hand-detailed rather than sprayed, and the canopy columns and fascia get the same care.
The Storefront Windows
We save the exterior glass for last, after the wash, so the rinse water does not dry into fresh spots. If the convenience store needs more than its glass done, that falls under our storefront cleaning. The windows get our standard kit: T-bar, mop, squeegee, and a detailed dry. Paint, stickers, or stuck-on residue get razored off the glass where needed.
Walkthrough, Photos, and Payment
When the zones are done, we walk you or your facility manager through the finished work and send before-and-after photos. If the visit ran overnight, those photos show you the results the next morning. Payment is due on completion, and the job is not finished until you are happy with it.
Gas Station Cleaning
Pricing in Fresno
We price a gas station by zone: the forecourt, canopy, building, and windows. You can start with the one that needs it most or do all four at once. Booking every zone in a single visit is usually the most efficient way to go, since the crew is already set up on site. The final number comes at the on-site walkthrough, where we price on value, not on being the cheapest.
- Starting at $500 is the entry point for a single-zone visit, like the concrete forecourt cleaned on its own. Adding the canopy, the building, or the storefront windows scales the price with the zones in scope. How much grease and buildup each zone carries moves it from there. That is why we set the exact figure in person, not over the phone.
- The more often we come out, the better the per-visit pricing gets, so ask about a recurring rate at the walkthrough.
Monthly Cleaning Contracts
for Gas Stations in Fresno
If you want your station kept up year-round, there are two ways to go. You can set up a monthly cleaning contract, or book per-visit on a cadence that fits the property:
- Yearly
- Quarterly
- Semi-annual
A standing account keeps the forecourt and canopy from getting far ahead of you. It is one less thing for a facility manager to chase down. Many stations we keep on a cadence have us hit the dumpster pad cleaning on the same visit. Either way, a recurring account runs on the same on-site walkthrough, the same reminders, and the same daytime or after-hours options as a one-time visit. We coordinate scheduling and access with your facility manager for every visit, and we handle vendor and tenant notification wherever the property needs it.
Our Guarantee
The job isn't done until you're satisfied. If we miss the mark, we'll come right back out and make it right. It applies to every service we offer.
What Customers Say
Frequently Asked Questions
Do we have to close the station while you clean it?
No. A standard daytime visit works fine while you stay open and keep the pumps running. If you would rather not have a crew around the forecourt during business hours, we can come at night when the station is closed. Either way, we set access and timing with your facility manager when the job is scheduled.
Will the oil and fuel stains on the forecourt come out completely?
Oil stains almost never come out all the way. The oil soaks down to the base of the concrete, so no amount of chemical, hot water, or pressure reaches it completely. We'll lighten it as much as possible and tell you honestly what to expect. Our own proprietary blend does the heavy lifting on pump-area grease, and we set those expectations at the walkthrough before the job starts.
How long does a gas station cleaning take?
A few hours and up, depending on how many zones are in scope and how much buildup sits on the forecourt. A single-zone visit lands at the short end, while all four zones take longer. We give you exact timing at the walkthrough estimate.
